SKE STRATA operates exclusively in the area of body corporate management in accordance with the BCCM Act and Regulations. This allows us to offer customers a unique versatile and individual approach, committing to body corporate operations and administration.
We offer cost effective, accurate and prompt service, handling all routine administration and carry out all the necessary paperwork for and on behalf of the appointed body corporate committee. Our friendly and approachable team like to have open communication with every member of each body corporate committee in order for them to have access to our services as they require.

RECORD KEEPING - Your records will be kept accurate, secure, reliable and in accordance with the legislation
FINANCIAL REPORTING - Ske Strata uses secure strata management software. Accounts are presented to owners prior to any general meeting. These include a balance sheet, income & expenditure, aged proprietors, aged creditors and a detailed expense activity report.
FUND MANAGEMENT - Each body corporate is set up with two bank accounts of their own. The first is a “Working Account” (Cheque account) for day to day payments and deposits. The second is an “Investment ” (Cash Reserve) account which pays a good rate of interest but with funds available on an instant basis if needed.
OWNERS CONTRIBUTIONS & DEBT COLLECTION - Ske Strata has tested, streamlined procedures for raising levies and debt collection, including the collection of interest and associated costs for the Body Corporate. In accordance with Section 145 of the BCCM Act 1997, the procedures ensure that any costs in the debt collection process are met by the proprietor in default, and are not a burden on the rest of the owners who have met their obligations on time.
LEVY PAYMENTS - Keeping it simple and easy to make payments is part of the Ske Strata service. Our payment system provides owners the flexibility to pay by BPay, via our website, via Credit Card over the phone, in person at a Post Office or by cheque.
INSURANCE - In order to get the most appropriate and competitive cover we predominantly engage Brokers to obtain insurance renewal quotes.
SERVICE PROVIDERS & CONTRACTORS - Ske Strata want to provide peace of mind for our clients, when a service provider is required. We have developed an extensive list of preferred contractors who are available to be called on for all Body Corporate maintenance needs. The nominated Committee also have the option to retain existing service providers / contractors. We have a good reputation for on time payment of accounts and process authorised payments to service providers regularly throughout each week.
PROFESSIONAL SUPPORT & LEGAL ADVICE – When your Bodies Corporate requires professional support, Ske Strata is able to direct committee members and owners to proven professionals in the legal, accounting, building, electrical, plumbing, surveying, valuation, engineering or community fields. We will liaise with the Commissioner’s Office for Body Corporate and Community Management when required on complex legal regulations and dispute resolutions.
PROPERT DEVELOPERS - Ske Strata can assist property developers in setting up a new body corporate. We can include budget preparation, insurance cover and certificates. We give guidance on registering plans, the CMS and by-laws, first annual general meeting and coordinating all necessary contractors.
ONLINE ACCESS - The "My Community" online portal gives you 24 hour online access to important information about your property including Levy payments, Meeting notices and minutes, the body corporate budget and Financial balances including Administrative and Sinking Funds.
OUR COSTS - We deliver beyond client expectations and pride ourselves on providing high quality service at an affordable cost. Ske Strata keep an honest and accurate log of all communications and additional fees in accordance with our agreement with you. We understand that "one size" does not fit all, and are happy to discuss tailored fees for each Body Corporate. The ‘flat’ administration fee for our services ensures there are no surprises at the end of the financial year.
